This Earnings and Income Disclosure applies to every statement about money, results, deals, loans, projects, portfolios or profit made by Eric Crutchfield, Builder Accelerator, our team, our students, our advertisers or our affiliates (together, the "Builder Accelerator Programs"), whether the statement appears on our websites, in our advertising, in emails or texts, on social media, in our free trainings and challenges, in our paid programs, or in any other material we publish.
Any statement about earnings, income, profit, loan approvals, project values or business results is a statement about what a specific person did in specific circumstances. It is not a promise, guarantee, forecast or representation that you will do the same. Your results, if any, depend entirely on you: your capital, your credit, your market, your experience, your work, your decisions, the cost of land, labour, materials and money at the time you act, and the normal and unforeseen risks of doing business in real estate. Real estate development can lose money, including borrowed money.
Eric Crutchfield built his real estate business over many years with significant capital, relationships, experience and risk. When we say he has $130 million of projects or a $130M+ portfolio, that figure refers to the combined value of development projects he is or has been involved in. It is not profit, cash on hand, or personal net worth. When we say his average deal profit is about $375,000 and his lowest deal profit is about $225,000, those are his own figures from his own completed projects, which we have not independently audited, and they describe outcomes that a beginner should not expect.
Phrases like "six-figure profits" or "how real estate professionals are turning America's housing shortage into six-figure profits" describe the subject matter we teach and the outcomes some experienced developers, including Eric, have produced. They are not a statement that you will earn six figures, or anything at all. Where we refer to "hundreds of others" or to students, we mean individual Builder Accelerator students whose outcomes are their own, are not typical, and are shown for illustration only.
Testimonials, case studies and student stories on our pages come from real students of Builder Accelerator programs and reflect their own experience in their own words. They are exceptional, non-typical results. The dollar figures attached to them are, unless expressly described as profit, loan approvals, project values, square footage or listing prices. A loan approval is debt, not income. A listing price is an asking price, not a sale, and not profit. Some featured students are members of our paid coaching program and had access to support that free attendees do not receive. Where a featured student received compensation, a discount or other consideration in exchange for a testimonial, we disclose that connection where the testimonial appears.
We do not track the income of people who attend our free trainings, and we have no data showing that a typical attendee earns anything. Based on our experience, most people who register for a free event do not go on to complete a development project and earn $0 from attending. Registering for a free challenge, and even buying an education program, does not produce income by itself. You should assume that your result from attending is an education, not an income, and treat any money you later commit to a project as capital at risk.
Our free 3-Day Ground-Up Developer Challenge is free to attend. During the event, in particular on Day 3, Eric presents Builder Accelerator's paid coaching program, and a paid VIP ticket may be offered around the event. Nothing on our registration pages requires a purchase. Buying a paid program is a purchase of education and support, not an investment, and comes with no guarantee of any outcome.
Statements about what you "can", "could", "may" or "will" do, or about "potential" or "opportunity", are forward-looking. They express our opinion of what is possible, not a prediction of your results. Do not rely on them as a promise.
Nothing we publish is financial, investment, legal, tax, lending, construction or engineering advice. We are educators. Before you buy land, borrow money, sign a contract or start a build, consult licensed professionals in your state, including an attorney, an accountant, a lender and a licensed contractor.
If anything in our marketing seems to promise more than this page allows, tell us at [email protected] and we will look at it.
